What the work covers

Shell and core works

Partitions, blockwork interfaces, door openings and preparation of the base build.

Ceilings and partitions

Gypsum bulkheads, feature ceilings, acoustic and demountable partitions.

MEP coordination

Electrical, plumbing and HVAC interfaces drawn and sequenced with the ceiling and joinery.

Flooring and finishes

Tiling, stone, screeds, painting and decorative finishes to the approved schedule.

Joinery package

Kitchens, wardrobes, reception joinery, storage walls and bespoke furniture.

Snagging and handover

Testing, commissioning, snag closure and handover documentation.

What is included in a turnkey fit-out?

A turnkey package covers every work package required to hand over a finished, usable space: partitions, ceilings, MEP coordination, flooring, joinery, painting, final decoration, snagging and documentation. What is excluded — demolition, structural works or items the client supplies — is stated in the quotation.

How do you coordinate multiple trades?

A single programme governs every trade, with shop drawings that show the interfaces between them. Ceilings and joinery are drawn together so lighting, diffusers and services land where they should, and each trade is sequenced so it is not working over finished work.

Do you handle approvals and permits?

We prepare the as-built and shop drawings needed for the works and coordinate with the consultant or main contractor on submittals. Fit-out permits and authority approvals remain the responsibility of the owner or the appointed project manager unless we are engaged to handle them.
